1. About Idle Spaces

Idle Spaces is a platform that connects property owners (“Hosts”) with people looking for parking, storage, or outdoor space (“Renters”). Idle Spaces is not a storage facility, property manager, or real estate broker. We provide the tools — Hosts and Renters make the agreements.

2. Eligibility

To use Idle Spaces, you must:

  • Be at least 18 years old
  • Create an accurate account
  • Agree to these Terms

3. Host Responsibilities

Hosts must:

  • Provide accurate listing details
  • Ensure the space is safe, accessible, and as described
  • Communicate clearly with renters
  • Honor confirmed bookings
  • Follow local laws, HOA rules, and property regulations Hosts are responsible for:
  • The condition of their property
  • Any required permissions
  • Setting their own pricing and rules

4. Renter Responsibilities

Renters must:

  • Use the space only as described in the listing
  • Follow host rules and access instructions
  • Keep the area clean and respectful
  • Communicate through the platform
  • Pay all fees associated with the booking

Renters are responsible for their own vehicles, equipment, and belongings.

5. Payments s Fees

  • Payments and payouts are processed securely through third-party
  • Idle Spaces charges a small service fee on each
  • Hosts see their earnings before accepting a
  • Renters pay the full amount at the time of booking unless otherwise

Idle Spaces does not handle cash payments.

6. Cancellations s Refunds

Cancellation and refund policies may vary by listing. Hosts may set their own rules, and renters must review them before booking.

Idle Spaces may issue refunds at its discretion in cases of:

  • Fraud
  • Misrepresentation
  • Safety concerns
  • Platform errors

7. Insurance s Liability

Idle Spaces does not provide insurance for:

  • Vehicles
  • Equipment
  • Personal property
  • Property damage

Hosts and renters are responsible for their own insurance coverage. Idle Spaces is not liable for:

  • Loss, theft, or damage
  • Accidents or injuries
  • Disputes between users

We provide the platform — not the storage service.

8. Prohibited Activities

Users may not:

  • Store hazardous or illegal items
  • Misrepresent a listing
  • Damage property
  • Harass or threaten others
  • Circumvent the platform for off-platform payments

Hosts and renters should attempt to resolve issues directly. If needed, Idle Spaces may assist, but we do not guarantee outcomes.

10. Account Termination

We may suspend or terminate accounts that:

  • Abuse the platform

Users may delete their accounts at any time.

11. Changes to These Terms

We may update these Terms occasionally. If changes are significant, we’ll notify users by

email or through the platform.
